  • ADUs, or Accessory Dwelling Units, offer several benefits:

    • ADUs provide a separate living space for a home office, aging parents or adult children.

    • ADUs can be rented to generate passive income and offset mortgage costs.

    • ADUs increase the value of a property.

    • ADUs provide additional housing options which can help address housing shortages and promote housing affordability.

  • Senate Bill 229 was introduced on January 1, 2018 and Senate Bill 13 was introduced on January 1, 2019. These laws streamlined and simplified regulations for ADUs across California.

    Here are some of the key provisions:

    • Reduced fees and rapid approval on eligible ADUs up to 750 square feet.

    • ADUs can now be rented out for passive income.

    • ADUs can be up to 1,200 square feet in size or up to 50% of the existing living area, whichever is greater.

    • ADUs are eligible for multifamily properties, including up to 25% of existing units or a maximum of two ADUs, whichever is greater.
